🛋 LIVING ROOM
Open main floor gathering space anchored by a Smart TV and comfortable seating for the whole group. Air conditioning and ceiling fans keep the room easy through summer afternoons, and the layout runs straight through to the kitchen and out toward the pool deck, so the group rarely has to split up between the inside and the outside of the party.

The entertainment anchor of the home. A custom hand painted mural of Pele, the Hawaiian goddess of fire, rendered in a flowing lava dress against lush island mountains, sets the backdrop for a poker table, a full bar, and a second lounge area with its own Smart TV. Six Smart TVs and two full bars are spread across both levels, whether the group is running a tournament, watching a game, or mixing drinks between rounds. Board games and a stocked reading selection cover the quieter stretches.

Gourmet kitchen built for cooking at group scale, with full size appliances and enough counter space to keep several people working at once. An espresso machine handles the early mornings. The fully stocked kitchen includes a coffee station with pods and a complimentary spice rack, along with cookware, dishes, and wine glasses for the whole group.

A hot tub, a fire pit, and sun loungers surround the water, with a built in outdoor kitchen anchored by a propane grill, a sink, an attached bar, and a full set of barbecue utensils. An outdoor dining area handles meals in the open air, and beach style gear including towels, chairs, and an umbrella is on hand. Please note that the pool is seasonal and open through the end of September. The pool has a heater and is kept consistently around 85°F while open, and guests do not have access to adjust the pool temperature. The hot tub is available year round, so whether the morning starts with coffee by the water or the evening ends around the fire, the backyard is where this property earns its name. The bunk room, board games, and a fully fenced backyard make this an easy home for families traveling with kids.

💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
