The space
Every room in this home carries something worth noticing, from light teal cabinetry and butcher block counters to shelves of vintage finds tucked throughout. A converted garage has become a full game room. Outside, a fenced backyard holds a hot tub, a fire pit, and a covered patio built for long evenings.
🛋️ LIVING ROOMS
The main level opens into a bright living area with a deep sectional, warm leather accents, and light wood flooring running underfoot. Golden curtains filter the afternoon sun through a wide picture window, while wall shelving and bold botanical artwork give the neutral palette its character. Sightlines run clear across the floor to the dining area and kitchen, keeping cooks and conversation connected, and a carved wood railing marks the open stairway down to the lower level. Please note this is a heritage style railing with wider spacing between the balusters, so young children should be supervised near the stairs.
At the bottom of those stairs, a chalkboard accent wall greets you with house notes and a hand-drawn welcome. The lower level living room opens up just past it, with built-in bookshelves, a patterned area rug, and recessed lighting framing a convertible foam sofa that unfolds flat into a sleeping surface when the house fills up. A Smart TV anchors the far wall above a rustic wood console, with a decorative guitar and a framed world map rounding out the collected feel of the room. A built-in workstation sits just off the space.
🍳 KITCHEN & DINING
The fully stocked kitchen brings light teal cabinetry together with butcher block counters and stainless appliances, including a full-size range, dishwasher, and microwave. Subway tile lines the backsplash, open shelving keeps everyday mugs within reach, and a window above the sink frames green views while you prep. A coffee station with pods and a spice rack are stocked and ready on arrival. The dining table seats four just off the kitchen, with three counter stools pulled up to a framed pass-through bar for extra seating, and French doors right off the dining area open directly onto the covered patio and backyard for easy meals outside.

Bedroom 4 (Lower Level): Two twin beds under the same wood-panel ceiling, sharing a nightstand and lamp between them.
Lower Level Living Room: Convertible foam sofa that unfolds flat into a sleeping surface.

Bathroom 1 (Main Level): En-suite with a relaxing tub and shower combination, built-in shelving, and a wide vanity with storage below.
Bathroom 2 (Main Level): Hallway bathroom with a walk-in shower, a clean-lined vanity with storage, and open shelving above.
Bathroom 3 (Lower Level): Shared full bathroom with a spacious walk-in shower fitted with two shower heads, large-format tile, a pebble mosaic floor, matte black fixtures, and a warm wood vanity.
All bathrooms are stocked with plush towels and essential toiletries.
🎱 GAME ROOM
The garage has been reimagined as a full game room, and it is the kind of space that turns a good trip into a memorable one. A ping pong table takes center stage with foosball alongside it, and the room stretches far enough past the table that players can circle freely without anyone backing into a wall. A large Smart TV mounts on a reclaimed wood accent wall above a lounge area, where a futon sofa and low table wait for movie nights between rounds. A stocked shelf holds board games, card games, and puzzles when the evening calls for something slower. Vintage signage, bright overhead lighting, and a comfortable temperature year round make this the room where a whole afternoon disappears without anyone noticing.
🖥️ DEDICATED WORKSPACE
A built-in workspace tucks into the lower level with a monitor, a printer, a mouse, and a keyboard, plus a rolling office chair set against shelves of books. There is no computer on site, so plan to bring your own laptop to connect. Set apart from the living areas but still connected to the house, it makes remote work or a quick catch-up session easy without taking over a bedroom.
🐾 PET FRIENDLY
Dogs are welcome here, and the enclosed yard gives them room to roam while you keep an eye from the patio. Nearby Palmer Park has one of the largest dog parks in Colorado Springs, along with miles of trails for a proper morning walk. A pet fee of $100 per dog applies, with a maximum of 2 dogs per reservation unless otherwise approved. Please note the lowest section of fencing measures approximately four feet, so dogs that jump or climb should be supervised outdoors.
👶 KID-FRIENDLY
This home works well for families. Pack-n-play, high chair, and diaper changing table available. The backyard gives kids room to run within sight of the patio, the lower level twin room is an easy setup for younger guests, and the game room keeps everyone occupied when the weather turns. Two neighborhood parks with playgrounds sit within a mile and a half.
🧺 LAUNDRY
A dedicated laundry room on the lower level comes with a full-size washer and dryer, so you can pack lighter and head home with clean clothes.
🌿 OUTDOOR SPACE
The fully fenced backyard is where this home really opens up. A covered patio anchors it, with a ceiling fan turning overhead, cushioned lounge seating, built-in bench seating along the edge, and a relaxing hot tub for three to four that stays available year round. Please note the benches sit above an open drop with no railing behind them, so children and pets should be supervised on the patio. A gas grill sits just steps away, close enough that cooking never pulls you from the group, and an umbrella-shaded table nearby turns outdoor dining into the default plan. String lights stretch overhead for when the sun drops. Beyond the patio, a wide lawn opens up with room to spread out, bordered by garden beds and shaded by tall trees, and a stone fire pit sits on its own gravel landing with chairs circled around it. Please note that neither outbuilding, the large barn or the red shed, is available for guest use. The areas flanking the barn and the section where the owners store vehicles are marked with Do Not Enter signage and are off limits during your stay.

Driveway parking is available at the property. Please note the garage has been converted into the game room and is not available for vehicle parking.

🏡 Property Access: You have full, private access to the entire home, including all four bedrooms, the main level living and dining areas, the lower level living room and workspace, the converted game room, the private driveway parking, and the fenced backyard with hot tub and fire pit. Please note that the large barn and the red shed, along with the areas marked with Do Not Enter signage, are reserved for owner use and are not included.

💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
⏰ Check-Out Policy: To respect our cleaning team's schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!
🏠 Property Layout: The home is split across two levels connected by an open interior staircase with an open spindle railing. Two bedrooms, two bathrooms, and the converted game room are on the main level, with two bedrooms, one bathroom, the second living room, and the laundry room on the lower level. Guests with mobility concerns or very young children should be aware that stairs are required to access half the sleeping areas.
🐾 Pet Notice: We welcome dogs and the backyard is fully fenced, but please be aware the lowest section of fencing measures approximately four feet. Guests with dogs that jump or climb should supervise them closely outdoors. Dogs should not be left unattended in the yard.
🔒 Storage Shed: The shed in the backyard is reserved for owner storage and is not available for guest use. Please keep it closed and secured.
🦌 Wildlife Notice: Deer move through this neighborhood regularly and may pass close to the property. Please do not feed or approach them, keep dogs leashed and supervised outside, and secure food and trash.
