🔑 The whole house is yours for enjoying during your stay. The tiny house, known as PeakView Lil Lux, up the steps off the back yard is a separately rented with its own parking. If you have not separately rented "Peak View Little Lux", please respect the privacy of the guests there by staying off the steps and by keeping noise on the patio and in the yard to reasonable levels.

🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.
☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.
⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late
💵 Additional Fees: Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability.
🏡 Neighborhood Etiquette: Our home is in a mostly single-family home neighborhood just a mile from downtown Old Colorado City. The neighbors are friendly, and we'd like to keep things that way, so by all means, have family and friends over to PeakView, but please refrain from throwing any parties or making excessive noise that would disrupt the peaceful setting.
🚗 Parking Tips: The driveway to the entry door of PeakView Family Lux Home is steep, and the carport is narrow. If you're concerned about your vehicle's ability to handle the driveway during inclement weather, consider parking on the street. Mind your door on the driver's side as you exit the vehicle, and watch your head on the carport as you exit the passenger side.
🚿 Steam Shower Safety: The steam shower in the master suite gets quite hot by design. We recommend starting with less intense temperature settings when you first try the shower. Confine steam baths to 10 minutes for safety, and exit immediately if you feel lightheaded at any time. Keep the shower door open when the steam shower is not in use to vent.
📵 Stay Connected with Nature: Consider turning smartphones down or tucking them away as you explore Pike's Peak area parks, trails, and wilderness areas. This is a great place to truly connect with yourself and nature! Be prepared by wearing layers of clothing to adapt to Colorado's often rapidly changing, high-altitude (6000' and up), semi-arid climate. Stay hydrated, especially if you're coming from lower elevations, and gradually build up to physical challenges like the Manitou Incline or other challenging hikes and activities. Safety first!

🛀 Hot Tub: We frequently drain and refill our shared hot tub to ensure it's clean and sanitary for all our guests! Our water comes from the Rocky Mountains at very cold temperatures in the winter—sometimes as low as 48°. The hot tub heats at about 6° per hour, reaching 102° later in the evening if drained and refilled earlier in the day. You may see the temperature in the 60s or 70s when you arrive, but rest assured it is heating as fast as possible and will be ready for enjoyment later in the evening.View More

Close to everything
Had a great stay for the entire family. You can't get much closer to everything in Colorado Springs and Manitou Springs. Plenty of room for everyone and great kitchen. Great location! Super close to a lot of activities. Great place for a group stay and an awesome view! C

Great house!
Great house and location. There were a few things that we thought could have improved. While the listing stated air conditioning, there was only a small unit in the main area, so definitely had to keep the curtains closed during the day. There were fans available, but ceiling fans would have been appreciated. The primary room has a skylight which would be great if it was able to be covered (it was so bright in there!) The other beds were pretty firm, so if you like a softer bed, you might not get great sleep. There was only 1 dish towel in the kitchen. We cooked every night, so it wasn't practical to wash it every night. There should have been at least 2. We did find a few pans on the pot rack that weren't clean. Like not even attempted to wash them, so we just washed everything we used. (also, another reason we needed another dish towel). More storage in the extra bedrooms would have been nice to have. We didn't have younger children, but the play areas would be great for kids. Other than those few things, the house was great. We would definitely consider staying there again.
