Welcome to Ivywild Estate! Booking the entire duplex gives your group two complete homes instead of one, each with its own kitchen, living room, and entrance. Mornings start on the covered porch with the Front Range out front, and evenings end around the fire pit below, with nobody else on the property.

The space
Booking the full property means both levels are yours. Two complete homes sit one above the other, each with its own entrance, kitchen, living room, bathroom, and laundry, sharing a backyard that belongs entirely to your group. It suits two families traveling together or any group that wants to be under one roof without being on top of each other.
🛋️ LIVING ROOMS
Each level has its own living room built around a white stone fireplace with a Smart TV above it. The upper room is the brighter of the two, with high ceilings and large windows framing the Front Range, plus neon accent lighting and a record player with a curated selection of vinyl. The lower room runs warmer and more rustic, with a plush gray sofa and recessed lighting. Both sofas convert to sleepers, and groups tend to settle into one level for gathering and keep the other quiet.
🍽️ KITCHENS & DINING
Two fully stocked kitchens, each with a complimentary coffee station with pods and a complimentary spice rack, so cooking for a group never comes down to one counter. The upper kitchen features white cabinetry, stainless steel appliances, and a gold picket tile backsplash, with a dining area positioned for a mountain backdrop while you eat. The lower kitchen has stainless steel appliances, a subway tile backsplash, and a breakfast bar that opens onto the living area.

🐾 PETS
Dogs are welcome here, with a maximum of two per reservation and a pet fee collected after booking. No other animals are permitted. Please note the yard is not fully fenced, so we recommend keeping dogs on a leash or under close supervision while outside.
🧺 LAUNDRY
Two sets of in-unit laundry, one on each level, which makes a real difference for a group this size.
🌿 OUTDOOR SPACES
The backyard is entirely yours with this booking, centered on a fire pit with Adirondack chairs, a gas grill, cornhole boards, and string lights overhead. A raised deck off the yard holds a picnic table, reached by its own set of steps.
The upper level opens onto a covered porch with a hammock swing and outdoor seating, looking out toward the mountains. Below it, a patio off the lower entrance holds a bistro set for morning coffee. Please note the yard is not fully fenced; we recommend keeping pets on a leash or under close supervision while outside.
💼 DEDICATED WORKSPACE
Four separate workstations, two on each level, each with a desk, chair, and task lighting, enough for several people to work at once without anyone claiming the dining table.

Portable AC units are provided in each living room and every bedroom to keep the home comfortable during the warmer months.
👶 KID-FRIENDLY TOUCHES
We know traveling with little ones can be a challenge, so we've provided a pack-n-play and a high chair to help lighten your load.
🅿️ PARKING
Two off-street parking spaces are available at the property, with free street parking directly in front of the house for additional vehicles.
Guest access
🏡 Property Access: You'll have full access to both units in this home, including all four bedrooms, both kitchens, both living areas, both bathrooms, and both laundry rooms. Please note that there are no shared spaces between the units and the entire property is for your private use. The upper unit is entered through the front stairs and the lower unit through its own back entrance. The backyard with the fire pit, grill, and cornhole, along with the covered upper porch and the patio below, is reserved for your group for the length of your stay.

💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
⏰ Check-Out Policy:
To respect our cleaning team's schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!
